The Opportunity:

We are currently seeking a Residential Project Manager to join our team! You will work daily with our trade partners, code officials, team members, and clients throughout the construction and warranty process.

 

Responsibilities:

      Manage all aspects of luxury/custom home construction including but not limited to the following:

      Help allocate company resources in conjunction with the Senior PM to complete projects on time and within budget

      Coordinate with independent trade partners to efficiently manage our production schedule

      Coordinating with suppliers and ordering construction materials as needed.

      Proactively maintain daily communication with independent contractors and suppliers through CoConstruct to ensure the timely completion of work.

      Provide regular communication with homeowners through CoConstruct to inform them of progress on-site and build & maintain goodwill throughout the construction and warranty process.

      Update job logs daily

      Verify, approve, and code invoices for completed work.

      Track and report on construction costs following the budget

      Review shop drawings and quotes for trusses, I-Joist, headers, and window & door orders

      Understand and ensure code compliance by all trade partners

      Supervise onsite personnel and trade partners

      Interface with inspectors, contractors, architects, engineers, city and county officials, and clients

      Negotiate with trade partners to receive reasonable change order costs

      Maintain high standards of workmanship that adhere to the original plans and specifications

      Ensure that all projects and purchasing/inventory functions are completed in a correct, cost-effective, and timely manner in alignment with specifications and quality requirements

      Contribute towards the achievement of the company's strategic and operational objectives

Qualifications:

      Ability to read, understand, and explain construction blueprints, grading plans, and floor plans.

      Ability to self-perform material takeoffs as needed

      Must have multi-disciplinary knowledge of residential construction materials and techniques

      High level of service-minded professionalism with a wide range of clients.

      Previous experience in VA and working with local agencies is a plus

      Must have relevant residential project management experience. 3-5 years with a proven track record of leading crews to measurable success

      Must be well-organized and detail-oriented.

      Familiarity with construction management software Co-Construct is a strong plus.

      Strong proven leadership and negotiation qualities with a focus on deadlines and attention to detail.

      Previous experience with project management software is a must

      Open-minded attitude to learning new construction techniques, products, and processes

      A willingness to travel to the construction site(s) daily.

      A willingness to work extended hours as necessary to meet production milestones.

 

Salary:

      Full time

      Starting salary $75,000 - $85,000 per year, commensurate with experience.
